- From publicly available sources, such as property or business registries, where necessary to verify ownership or company details; and
- Automatically, through cookies, analytics tools, and server logs when you use our website or portals.
6. How We Use Your Data
We use personal data to:
- Provide short-term rental management, renovation, staging, and custom property services, including coordinating delivery through Mester24.az;
- Operate and maintain the Property Ops software, including channel synchronization, cleaning and maintenance scheduling, and owner dashboards and reporting;

- Administer partner portal and admin portal accounts, including issuing and validating magic-link sign-in requests;
- Process owner payouts, issue invoices, and maintain financial and accounting records;
- Respond to enquiries, provide customer support, and manage our relationship with owners, guests, and partners;

- Comply with applicable legal, tax, migration-registration, and regulatory obligations, and respond to lawful requests from public authorities.
7. Our Legal Bases for Processing
We rely on the following legal bases, applying GDPR terminology for the benefit of EU-connected data subjects while remaining primarily governed by Azerbaijani law:
- Performance of a contract — to deliver management, renovation, staging, Property Ops, and Online Check-in services under our agreements with owners, guests, and partners;
- Legal obligation — to comply with Azerbaijani tax, accounting, and guest-registration requirements applicable to short-term accommodation providers;
- Legitimate interests — to secure our systems, prevent fraud, improve our Services, and communicate with existing clients about related offerings, balanced against your rights and expectations; and
- Consent — for optional marketing communications and non-essential cookies, which you may withdraw at any time.
8. Who We Share Your Data With
We do not sell personal data. We share personal data only where necessary, with the following categories of recipients:
- Mester24.az, our renovation and staging delivery partner, for the coordination and execution of renovation, refurbishment, and staging projects;
- Booking channels and online travel agencies (for example Airbnb and Booking.com), to the extent required to manage reservations on an owner's behalf;
- Payment processors and banks, to process guest payments and owner payouts;
- Cloud hosting, software, and IT service providers that support the website, the Property Ops platform, the Online Check-in service, and the partner and admin portals;
- Professional advisers, such as accountants, auditors, and lawyers, where necessary for their engagement;
- Government and regulatory authorities, including migration and tax authorities, where required by Azerbaijani law, for example in connection with guest registration obligations; and
- A successor entity, in the event of a merger, acquisition, restructuring, or sale of some or all of our business or assets, subject to appropriate confidentiality protections.
9. International Data Transfers
Personal data is primarily hosted and processed in Azerbaijan and in data centres operated by our cloud and software providers, which may be located in the European Union or elsewhere. Where personal data is transferred outside Azerbaijan, including to service providers connected with our Lithuania-based international contact point, we take reasonable steps to ensure it receives an appropriate level of protection, such as relying on providers bound by data processing agreements, standard contractual clauses, or equivalent safeguards recognized under GDPR.
10. How Long We Keep Your Data
We retain personal data only for as long as reasonably necessary for the purposes described in this Policy, including:
- For the duration of a management, renovation, staging, or partner agreement, plus a reasonable period afterward to handle post-contractual queries or disputes;
- For guest registration and identity-verification records collected through Online Check-in, for the period required by Azerbaijani migration and accommodation-registration rules;
- For financial, invoicing, and accounting records, for the statutory retention period required under Azerbaijani tax and accounting law;
- For marketing consents, until you withdraw consent or a reasonable inactivity period has elapsed; and
- For website and portal logs, typically for a limited operational period sufficient for security and troubleshooting purposes.
When personal data is no longer needed, we securely delete, anonymize, or aggregate it.
11. How We Protect Your Data
We apply administrative, technical, and organizational safeguards appropriate to the sensitivity of the data involved, including:
- Encryption of data in transit between your device and our website, portals, and Online Check-in service;
- Passwordless magic-link authentication for the partner portal, reducing the risk associated with reused or weak passwords;
- Role-based access controls limiting admin portal access to authorized staff on a need-to-know basis;
- Restricted access to identity documents and financial data, limited to personnel who require it to perform their role;
- Regular review of our security practices and vendor arrangements; and
- Internal procedures for identifying, containing, and responding to security incidents, including notification to affected individuals and authorities where legally required.
No method of transmission or storage is completely secure. While we work to protect your personal data, we cannot guarantee absolute security.
12. Your Privacy Rights
Subject to applicable law, you may have the right to:
- Request access to, and a copy of, the personal data we hold about you;
- Request correction of inaccurate or incomplete personal data;
- Request erasure of personal data, where retention is no longer necessary or required by law;
- Request restriction of, or object to, certain processing activities, including direct marketing;
- Request a portable copy of personal data you provided to us, where technically feasible; and
- Withdraw consent previously given, without affecting the lawfulness of processing carried out before withdrawal.
To exercise any of these rights, contact us at [email protected]. We may need to verify your identity before responding. If you are not satisfied with our response, you may lodge a complaint with the relevant data protection authority in Azerbaijan or, for individuals connected to the European Union, with your local supervisory authority.
13. Children's Data
Our Services are directed at adults and are not intended for use by children. We do not knowingly collect personal data from children for account or marketing purposes. Where a minor travels with a family booked through our management services, limited identity information may be processed through Online Check-in as required by law, under the responsibility of the accompanying parent or guardian. If you believe a child's data has been provided to us without appropriate consent, please contact us so that we can address it.
14. Cookies and Similar Technologies
Our website and portals use cookies and similar technologies to operate securely, remember preferences, and understand how our Services are used. Full details of the cookies we use, their purposes, and how to manage them are set out in our Cookie Policy, which forms part of this Privacy Policy.
15. Changes to This Policy
We may update this Privacy Policy from time to time to reflect changes in our Services, legal requirements, or business practices. Updates will be published on this page.
